Summary: Ground level opportunity to work at the intersection of technology, innovation and commerce. The Verge Building is Albuquerque’s headquarters for tech and entrepreneurship. Home to several venture funds, the AbqID accelerator, and many early stage tech companies, Albuquerque’s most influential people pass through our doors every day. The Verge Building Community Manger is responsible for driving mission of the Verge Building as a center for high-tech entrepreneurship in Albuquerque. This dynamic role is part camp director, part evangelist and part operations manager. The Community Manager will be responsible and accountable for all day to day operations, overseeing and enhancing the value of the Verge Building and acting as a liaison to the tech, startup and business community. Core responsibilities include maintenance of the physical asset, managing the day-today operations, handling administrative tasks and community outreach. This is a rare entry-level opportunity learn operations, marketing, sales and networking skills from Albuquerque’s current and future leaders. Attitude and Aptitude are more important than experience, however, any experience in real estate, customer service, technology and basic finance will be helpful. This position offers and demands flexibility, creativity, problem solving and communication skills. The position can be full or part time. 

Core Job Responsibilities: Attract and retain tenants and meet financial goals by calculating overhead costs, depreciation, taxes, and profit.

Leasing: Ensure property is rented to fullest capacity. 

  • Utilize marketing strategies to secure prospective residents including advertising vacancies; obtaining referrals from current tenants; networking within the business community; explaining advantages of location and services; showing space/units.
  • Gather information about market competition in the area.
  • Continually monitor and analyze inquiry logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
  • Represent the company in a professional manner at all the times.

Retention: 

  • Address tenant concerns and requests on timely basis to ensure satisfaction with management. 
  • Develop and/or implement tenant retention programs (i.e., tenant functions, special events, monthly newsletters, etc.). 
  • Ensure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.). Consistently maintain and implement policies of the community.

Financial: Must understand financial goals, operate the property in owners’ best interest in accordance with goals for this unique asset. Maintain accurate records of all transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).

Prepare annual budgets and income projections in a timely and accurate manner.

Ensure that all rents and fees are collected, posted and deposited in a timely manner.

Generate necessary legal action, documents and process in accordance with ownership guidelines. Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance. Ensure that A/P invoices are submitted to bookkeeping and owners for payment, handle petty cash and all funds.

Administrative: 

  • Maintain day to day operations so common areas are neat and clean (including kitchen area). 
  • Sort and manage mail and package delivery. 
  • Prepare and/or implement procedures and systems within property guidelines to ensure orderly, efficient workflow.
  • Confirm all leases and corresponding paperwork are completed and input to software or document management system accurately and on a timely basis. 
  • Ensure current Tennant files are properly maintained. 
  • Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.

Emergency Response. Ensure proper response and handling of all community emergencies with staff, tenants, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/tenant injuries, fires, floods, freezes, etc.). Will be first call for Alarm issues. 

Maintenance: 

  • Maintain community appearance and ensure repairs are noted and completed on timely basis. This requires regular community inspections and tours.
  • Assure quality and quantity of market ready offices and spaces.
  • Ensure that all service requests are recorded and addressed appropriately and in a timely manner.
  • Supervises vendors, technicians and contractors. 

Reports to: Verge Building Ownership 

Safety: 

  • Learn and ensure compliance with all company, local, state and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner.
  • Follow a “safety first” principle.

Qualifications: Attitude and aptitude generally are more important than experiece in this entry level position. However, the following may be helpful.

  • Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. 
  • Basic understanding of real estate and office fundamentals. 
  • Effectively convey ideas, images and goals to a diverse group of personalities.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Participate in training in order to comply with new or existing laws.
  • Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
  • College degree preferred.
  • Familiarity and interest with technology start-up community is a plus.

Hours and Additional Requirements: Full or part time with some flexibly around hours. Regular attendance is imperative. Minimum of 25 hours per week. Full time may require additional responsibilities. Must fulfill the performance standards of this position and comply with policies, rules and procedures of the company, including those communicated (verbally or writing).
